Real Estate Investors
Financing Strategy for Real Estate Investors.
Rental properties, DSCR, portfolio growth, renovations, and other complex investment scenarios, evaluated with an operator's read on leverage, cash flow, and risk, not just a credit file.

Investment Property Financing
An Operator's Perspective on Financing.
Having owned and managed property myself, financing decisions never feel purely academic to me. I think about a deal the way an operator does: what the property can support, what the numbers actually need to do, and where the real risk sits before deciding on a structure.

How I Approach Investor Financing
Structure Before Product.
Not every investment property loan gets evaluated the same way. Depending on the deal, what matters most might be the property's own cash flow, whether it's an acquisition or a refinance, renovation plans, how long you intend to hold it, available liquidity, or how the property fits into a broader portfolio, and whether the transaction is residential-investment or business-purpose in nature. Not every factor applies to every loan; part of the work upfront is figuring out which ones actually do.
An Example
Take two investors buying a similar rental property. One is purchasing their first investment property and is evaluated much like a traditional homebuyer, based on personal income. The other already owns several rental properties and is less focused on fitting the deal into a conventional income-documentation box. For that borrower, the conversation often shifts toward a DSCR-style evaluation, where the property's own rent and expenses carry more of the weight than personal income alone.

Entity & Financing Structure
Two Distinct Paths, Depending on the Deal.
Investor financing can fall under different regulatory categories depending on the property and the purpose of the loan. Here's how that distinction works:
Residential Investment Financing
Financing for residential investment properties — including DSCR and portfolio strategies — is provided through my role at InterLinc Mortgage Services, LLC (NMLS #205696). My individual NMLS is #1301823.
Residential lending available in LA, TX, MS, AR, AL, GA & VA.
Business-Purpose & Commercial Financing
Certain business-purpose and commercial financing may be provided separately through Shafi Capital Consulting LLC, which is not a residential mortgage lender.
